There are all kinds of agents who will tell you what your home is "worth" but the Santa Barbara Multiple Listing Service Records indicate that I may be the only one who consistently sells the home for that price.  My career record reflects that on the average my seller's receive 98.8% of their original asking price and 50% of them achieve that price in less than 31 days on the market.
